Choosing a Quality Contractor for Commercial Bathroom Remodeling

Let’s say you are a property manager and you realize that bathrooms in your hotel or office building are way outdated. It could be “gilded faucets and wallpaper” outdated or “inefficient toilets and lighting” outdated. Either way, you get the picture—you need new bathrooms! So what do you do? You go to Google and type “commercial bathroom renovation” in hopes of finding someone who can help you. Now comes the tough part of choosing who you are going to call for an estimate.

Look for a specialist.

When you are hiring a commercial bathroom remodeling company, look for someone who specializes in commercial bathroom remodeling and doesn’t just list it as one of the services. In your search, you will probably come across a few franchises that have a page dedicated to commercial remodeling but do mostly residential projects. Browse their websites and look for any evidence of completed commercial projects or a list of industries they specialize in. You want someone who has experience working with commercial clients, meeting building codes and ADA standards.

Can they handle the volume?

A bathroom that is “out of order” is a huge inconvenience to your tenants. It could even be a deal-breaker and cost you customers. Besides, who wants to put up with construction noise and dust? Needless to say, you need your commercial bathrooms finished as soon as possible, and if you have a 10-story building this can be a problem. You want someone who can do the job fast without sacrificing quality. This often requires a large team of trained remodeling pros. Be sure to ask your potential hire how many bathrooms he can work at a time and how long the entire project will take.

What products do they use?

It’s crucial to choose the right materials when it comes to commercial bathrooms. They will get a lot of use and will need to be cleaned quite often, so the materials have to be durable and easy to maintain. While a high-end establishment might demand high-end finishes, in many situations you can go with less expensive materials. Most commercial bathroom remodeling contractors have preferred dealers they work with. Ask them which supplies they use and whether the products hold up well in the commercial environment. For example, acrylic tub and shower liners can be a durable and inexpensive option for a college dorm or a medical facility.

Are they flexible?

Do you need a complete gut job in your bathrooms or just replacing flooring and sinks? Maybe some of your restrooms could use a renovation, while others only need a facelift? Talk to your contractor about your specific needs and make sure they understand the scope of work. Some contractors would only do full bathroom renovations, while others may only be comfortable with partial renovations. And of course, as we mentioned in our previous post, make sure the contractor you choose is experienced, licensed and insured. If they refuse to show their license number or provide proof of insurance upon your request, consider it a red flag.
